Lands rights is based in U.S. zoning laws for almost of 120 years
in our history. There was a great reasoning behind these laws.
Mixing residential with commercial, industrial, and agricultural,
have had negative impact to quality of life by introducing hazards
that are threatening to residential populations. Hotels/Motels are
typically zoned commercial.
Pro STR says “Your HOA is Not Fair or Overreach.”

owners vote. This was driven by owners for owners to address
concerns and request for some action and the opportunity to vote
on this issue of concern.
Pro STR says “Prohibiting Short Term Rentals is extreme.”
That is not our perception based on well documented STR history
and negative impact STRs have had in our Residential zoned housing
market and communities. This has resulted in a significant
movement to correct the negative impact by banning STRs in order
to get back to the intended residential buyer use and or have seen
strictly mandate legal owner hosted “only” with other intensive
restrictive rules in order to have realtime, direct on site
management, due to excessive residential violations and nuisances.
Pro STR says “Why not Grand Fathering laws or conditions?”
This topic may be considered before or after a law, ordinance or
Amendment has been adopted in the best interests of parties.
Pro STR says “You will get more money for your house when you
sell.”
The truth, in this case they speak on both side of the aisle.
Online STR data draws attention away from STRs contributing to
lower housing inventory, creating shortage, resulting in high
house prices. The facts are corporations and investors own more
residential zoned real estate than ever before in history. It is
estimated that they occupy 30-40% of our residential housing
market and growing. We as residential home owners and future
Americans buyers should not be competing for housing against these
domestic and foreign investment institutions.
Pro STR says “We improve neighborhoods.”
False. They may improve a house for their high volume Hotel
“guest” renters but at same time they have increased noise, light,
traffic, operating hours nuisances / violations and have blocked
another community member and future neighbor from owning a home.
Why don’t these investors go to blighted areas and gentrify /
improve those communities?
